Tri Cities entrepreneur was ready to maximize the economic potential of his retail space. By moving his company’s inventory to an outside warehouse facility, it created the opportunity with the subject building to develop an event center with a food truck pavilion.
Owning the property for over a decade while also investing in curing the deferred maintenance, created enough equity for him to refinance the subject property and take cash out to create the new business venture.
Once the improvements are completed, he plans to obtain conventional SBA financing at the rate and leverage level that will set him up for success for years to come.
