Two experienced commercial developers were under contract to acquire these bank-owned parcels within a much larger, grocery-anchored center. The trick was in identifying solutions that allowed Seattle Funding Group to overcome a variety of significant challenges, and to do so within the rather limited time available to meet the escrow closing requirements. In the end, it came down to experienced & financially capable sponsorship, a significant cash down-payment, the creation of a fund control reserve for completion of the required off-site improvements and the flexibility to create a sensible and safe financing structure.
